Are You Entitled To A VA Loan Or Veteran Loan Refinance?

While most service members do qualify for a Veteran home loan, there are requirements that must be met before a Veteran mortgage can be granted. In general, most people need to meet one of these Veteran home loan eligibility requirements:

  • 90 days of service during wartime in WWII, the Korean War or the Vietnam War
  • 180 days of service during peacetime, until 1981
  • 24 months of continuous service after 1980 for enlisted personnel and after 1981 for officers
  • Served during the Gulf War
  • Are on active duty
  • Are a member or honorably discharged of the Selected Reserves or National Guard
  • A surviving spouse of a Veteran or service member

Finding Your Certificate Of VA Loan Eligibility

The first thing Veterans need to do is to get their certificate of eligibility or COE. If you’re not sure where you can find this, call us. We have access to the Web LGY System, which means we can easily access your VA loan COE with just a little information (and your permission, of course!). To request your VA loan COE, we just need your:

  • Full name
  • Social Security number
  • Military branch
  • Reason for separation or service number
  • Any account numbers for existing VA loans

If you’re currently on active duty, there might be some confusion whether your Basic Allowance for Housing (BAH) can help you when you’re applying for a VA loan or VA loan refinance. It absolutely does! Knowing your BAH rate and choosing a home in that price range can make it easier to be approved. Don’t be discouraged if the home you love is above your BAH — it’s still possible to qualify.

Veteran Occupancy Requirements For VA Loans & VA Refinancing

Since a VA loan is such an incredible benefit for Veterans and service members, you do need to plan to live in the house you purchase! Most VA loan and VA refinancing beneficiaries need to occupy the home within 60 days, but there are special circumstances if you’re taken outside the area due to your job or military service.
